Jape Group has announced plans for Areia Suites by Jape Group Hotel, a new seven-storey serviced and residential apartment development to be delivered within the Timor Plaza Dili Central precinct.
Designed as a strategic addition to the Timor Plaza precinct, Areia Suites will respond to growing demand for high-quality mid to long-term accommodation for business travellers, expatriates and regional professionals stationed in Dili. The project has been conceived as a flexible hotel and apartment model, allowing units to transition between short-term and medium-term hotel use and long-term residential leasing as market demand evolves.
The development is planned to comprise approximately 4,200 to 4,500 square metres of gross building area, with 48 units and 60 beds across seven storeys. The project is targeting completion in Q4 2027 and will be operated by the Timor Plaza Hotel Hospitality Division.
Areia Suites will combine serviced apartment-style accommodation with residential apartment options, supported by boutique hotel-level facilities including a lobby and reception, restaurant and café, meeting room, back-of-house services and guest amenities. Lower levels are planned to operate as serviced apartments and hotel overflow accommodation, while upper levels will provide longer-term apartment-style living.
Jape Group said the project reflects its ongoing commitment to strengthening Timor-Leste’s urban, commercial and hospitality infrastructure.

The project has been developed around key objectives including operational flexibility, enhanced accommodation choice, design efficiency, quality delivery and responsiveness to future market trends. The building will also be integrated with the broader Timor Plaza precinct, supporting shared infrastructure, services and access.
Areia Suites by Jape Group Hotel is currently in the architectural concept and design refinement phase, with the next stage focused on finalising the unit mix, layout efficiencies, façade articulation, cost planning and stakeholder review.
